Thank you both so very much for all your efforts in finalising the unconditional approval for our refinance and purchase of our dream property. I know our situation was quite complex, but you broke it all down and restructured the loan as simple as possible for us, our finances and the bank.
It was fantastic how quickly you organised conditional approval, to allow us to start negotiating. Once the offer was accepted, I think you had half of the documents to the bank before the contract was even signed! The information you gave to the bank was far in excess of what they normally require and certainly more than I have found with past purchases. I have been extremely confident and comfortable with the team that has supported us at Smartline.
We obviously had issues with the bank and their unconditional approval process, but you have been extremely supportive all the way through. When they decided that more documents and information were required in the last days, you were all over the bank with meeting their requirements within minutes and hours.

My husband and I had tried every major bank, and several mortgage brokers. None were able to get us over the obstacles that prevented us from getting the financing for our first home.
Smartline presented us with options right away. They communicated with us daily. We were part of the process, not just an application number in a stack of papers. Timing was of the essence, as we had passed our settlement date while waiting to be denied by the high street banks for one reason or another. We just didn't meet all the criteria for any of them.
In the end, Smartline used their status in the industry to secure us a suitable product in 6 days. Which would have normally taken 6 weeks.
Smartline saved us hundreds of dollars in late penalties, and hundreds of thousands of dollars in settlement default costs.
We learned the hard way, and ended up finding the best. I wouldn't recommend wasting time with any other institution or broker. Smartline is the place to start.
