We applied for a small housing loan from one of the well know banking institutions. Even though we would hold a 70% equity in the house, we were refused the loan, probably because we were both at CSU studying full time for Masters Degrees. The reasons for the loan refusal were unclear since the institution merely advised us that the loan application had been refused, by telephone. We advised the real estate company that we would not be proceeding with the purchase of the house and the sales consultant suggested that we should contact Smartline and make a further loan application.
We had no experience in engaging a Loan Broker and were somewhat reticent to proceed. However, a few days later Smartline advised us that our loan had been approved, at an interest rate below that of our original house loan application. The purchase of a house in Bathurst was very important to us since it is necessary to travel 100 km from our home to Bathurst to attend CSU, and hopefully gain subsequent employment in that area. Given our experiences with Smartline I am somewhat surprised that anyone considering a House Loan would directly approach a financial institution rather than use a broker, such a Smartline, to negotiate conditions and loan details.
