Even before we found the house we wanted to buy, Jason spent about an hour with us, giving us general information as well as information about the first home owners buyers grant. He fitted us in at very short notice and we never felt rushed asking questions.

Michael and Annette at Smartline Cairns made my first home loan a very easy, professional and troublefree experience. Nothing was too much effort and they were very patient with all my questions!
I had no idea where to start with a home loan, especially when it was a construction loan to start with, yet Michael explained things very well and made it nice and easy to understand.
During the construction process, Annette was a star! She coordinated all the progress payments to the bank, liaised between them and my builder and got the final payment through quickly so I could get the keys to my new house faster.

Smartline were recommended to us by our Financial Services Company (HFEX) who helped us to manage our finances when we moved from the UK to Australia.
We contacted Smartline for financial advice on mortgages when we were looking to start our dream home build. We looked at and talked to many companies, but Smartline stood out from the moment we spoke to Jason.
We liased with Jason and Annette from day one, so we knew who we were working with and they got to know us. They were always available at any time, responded almost immediately to any queries and always helpful and cheerful.
They looked at mortgage options from the entire market, not just a select few and gave us the best options. They spent time going through the pros and cons of each option, to ensure we got the right choice for us.
Everything was done to suit both parties by telephone and e-mail as we live a distance away from their office. When we needed to sign forms, it was done quickly, effectively and clearly at their office in Cairns. They were always very professional, but very friendly. We really felt that we weren’t just a number.
Telephone follow-ups throughout the mortgage process were always fun because Jason and Annette were just as excited for us as we were by what was happening. Nothing happened at any time without our expressed and written permission.

We tried to get finance ourselves and found out it wasn’t as easy as we had thought. We were given Jason’s number at Smartline and we were told he would be able to help.

Our phone call got the ball rolling, it did take a bit longer to get the finance than we thought – but this had to do with the remote area we were purchasing our property in, waiting for valuers etc. But it was time well spent, as we got our house that we wanted and it’s all thanks to Jason and his team, if I were to look at purchasing again, I wouldn’t hesitate to use Smartline again!

I was in a complete dilemma. I thought I was going to lose money and end up in a really sticky situation. I actually tried two other broker firms who both turned me away without even hearing my whole story. When I was referred to Michael Dudink, I was literally about to give up. The one aspect we liked most about Jason was the effort he put into understanding our situation completely before searching for a suitable product. When I recently decided to purchase an investment property in Cairns, my partner suggested I contact a broker he knew of.
I was a relative newcomer to the world of Real Estate so I was a little skeptical of using a third party and wondered how this option could be better than dealing directly with the bank our family has always used. I agreed however, that it was worth looking at this option and was fortunate to get a prompt appointment with Michael Dudink, Principal of Smartline in Cairns, the following day.

Having used a Mortgage Broker for only the second time, the first being scary and which was not Smartline, I was sceptical about the service I would receive. Wow!! We’d been out of the country traveling for 2 years and within 2 months back in Oz we were into our new home!
When Luke and I first went to talk with Michael at Smartline we expected to be told ‘save a bit longer, stay in your jobs a few months, it’s too soon’ etc etc etc. But Michael looked at our situation, found things to suit us and here we are.

From our experience as service providers in a third world country one of the things that has surprised us most about western culture has been the shift away from personal, friendly service.  These days the predominant form of service is provided by a computer over the phone or internet and face-to-face service is frowned upon (pun intended) as being too costly or inconvenient.  By allowing us to comment on how your services shows to us that the art of personable service has not yet gone the way of the dinosaur.
Our situation was rather unique since our company always provided housing for us and we never had to bother about looking for accommodation; hence, we did not have to deal with the financial end of things like rent or mortgage.  We, therefore, cannot compare you or the service you have provided to any other mortgage broker.  Having said that, please be assured that our first experience with a mortgage broker has been quite positive and you now become the standard by which we shall compare other brokers (should the occasion of having to purchase another house arise again).  We appreciate the research and number crunching you did to whittle the many choices down to just two.  You were even able to get the bank to reduce one of its fees – something we never would have been able to do.  Thank you for going the extra kilometer.  We know that not many others would have and we commend you for this.
One other thing that we felt you accomplished quite well was making us feel that we were the only appointment in your appointment book.  You never rushed meetings and were always willing to answer questions.  If we had to wait, which wasn’t often, someone else was there to offer a cup of tea and a chocolate.  In this whole experience of purchasing a house, it’s probably safe to say that of all the people we had to deal with you were the most accommodating and helpful and we thank you for that.
In closing, we’re not sure if we’ve given you the type of response to your survey that you were looking for – all we can say is thank you for helping us out.

Thank you for keeping in touch and I will be pleased to provide some comments.
The way it worked for Merran and myself was that we were initially referred to SMARTLINE by two of our very good friends. They had been very satisfied with the service they received recently when dealing with SMARTLINE to obtain a mortgage for their new home. Being unfamiliar with current mortgage practices and being aware that there were many options available each with varying benefits, rates and conditions we considered that this was an interesting recommendation and starting point for us.
After our initial contact late one afternoon we were advised that a consultant would ring back within 2-4 hours. This contact was duly made that evening and we discussed the objectives we needed to achieve and the type of loan required and so that appropriate options could be researched. Following further contact options were promised within 2 days. These were delivered ahead of schedule with relevant follow-up contact that was greatly appreciated. All this while I was interstate.
The SMARTLINE consultant was available to meet us in their offices within hours of us deciding that we wished to proceed. There everything was explained clearly and all paperwork completed. We were relieved and confident of what we were entering into.
There were more milestones to be met and documents to be signed etc. but the problem was we were to be traveling by car from Cairns to Canberra during the crucial period.
The extent to which the SMARTLINE staff were prepared to keep in phone contact with us and have documents delivered to intermediate locations, depending on our progress, was just fantastic. It was one of the most amazing and helpful parts of the process for us.
The communication was frequent and always at previously arranged times. It was always friendly and helpful. A couple of documentation glitches occurred at the finance lenders end but SMARTLINE still provided a conduit for resolution. SMARTLINE office staff were polite and helpful, always striving to provide accurate and quick service.
At the end of the day we were thankful that SMARTLINE had quickly identified the best option for us and saved much heartache in mortgage research. We are totally satisfied with the service and would recommend SMARTLINE to any of our friends.
May I thank specifically Wayne, Candice and Annette for their caring and courteous assistance to our information requests. Many thanks and wishing you all the compliments of the coming seasons.

Having just relocated from interstate we wanted to use the services of a mortgage broker as we had received excellent advice in relation to a previous property acquisition.

When I first approached Jason and the ‘Smartline’ team in July 2004 to investigate the possibilities of me being eligible for a home loan, I had done no previous homework or investigation into my prospects or eligibility. I basically relied wholly (and solely) on Jason and the information he had to tell me.
Jason’s research, hard work, commitment (and patience) with me paid off and without too much stress or confusion (due to Jason’s ability to simplify jargon and his untiring efforts to further explain points I did not understand).

On deciding that we might explore the possibility that we might buy a new home we firstly approached our financial advisor, who took us to the first step by introducing us to “Smartline Home Loans”, Michael Dudink.
Michael put us at ease by assuring us, after having looked at our financial situation, that there would be no problem acquiring a home loan to purchase the Apartment that we were looking at, it was just a matter of which one was going to suit us best.
Our next meeting was soon after and we were presented with home loan options that were the best at the time to illustrate the way we could go when we neared the settlement date. Michael had made some initial investigations with a number of institutions and they were ready to ‘come on board’ when we were ready.
From the time of the initial approach to Smartline, to the time we required the loan were where contacted by them asking how the building was going and that they were ready to start the proceeding when we were.
When the time came to apply for the home loan an appointment was easily made to accommodate our work commitments.
Michael was ready with the latest home loan offers that he thought were best for us to consider, and we felt free to ask and talk about other loans ‘on offer’ and how they compared to the ones Michael had sorted out for us. We felt that we were allowed to make a decision for ourselves with out any pressure.
Application forms were filled out and taken and processed by Smartline. They took over and everything from our perspective seemed to just happen. Annette their receptionist kept us informed by telephoning us and reassuring us that everything was progressing. Papers came for us to sign and between our lawyers and Smartline the smooth communication just seemed to happen again.
Settlement date came closer. Was everything going to be ok?!!! A telephone call the day before from Annette saying everything is going to be fine for settlement the next day was so reassuring. Yes!
We moved in and there was a telephone call from Smartline. It was Annette congratulating us on behalf of the Smartline team and welcoming us to our new home and a gift arrived too.

Through my dealings with Smartline, I have always been most satisfied with the service I have received in every way. It has been an absolute pleasure dealing with Jason Thomson who has displayed a level of utmost professionalism.
Jason has very good communication skills. Not only does he take the time and effort to explain and discuss matters, but he listens intently to grasp and understand his clients’ requirements. I was kept up to date (throughout my application period) with regular contact. Also, if Jason says he’ll do something – he does it!
All phonecalls were returned quickly if not attended to at the time of the call and all e-mails were promptly replied to. Contact on various occasions extended to times beyond business hours to accommodate my work commitments and time differences whilst I was overseas. On one occasion, Jason was kind enough to bring documentation (requiring signatures) to my workplace as I was unable to leave.
My most recent ‘mortgage’ experience was not so straight forward. I know that Jason went to great lengths to find the best solution for me. One thing which I did appreciate, was that Smartline remained involved until the end and were always available and willing to assist in any way they could – that was very reassuring. At times, Jason was conferring with my solicitors and bank manager on my behalf and then communication to me while I was out of the country. In my demanding job with long hours, Michael would work to our schedule without question. .Anything that we did not understand about our home loan he was there to answer them, if not another dedicated team member was there to help. After years of struggling to forge ahead financially and trying to meet the ever changing rules of the big banks, it’s a great feeling to be in the driver’s seat when getting housing finance.

Having dealt directly with Banks in the past I was skeptical that dealing with a Mortgage Broker could offer me anything that I couldn’t do myself. However, after the recommendation of a friend I went to Jason Thomson at Smartline when I decided to build a house in Melbourne. I had no idea of the complexity of building finance so in hindsight working with Jason was one of my best decisions.

On behalf of Neal and myself I would like to thank you for all your help when we were applying for our recent home loan.

Originally the bank (who we had dealt with for many years) considered the loan we required to be a bit outside their guidelines and we had been passed from one person to another in different areas of the bank, yet once (thank goodness) we had dealt with Smartline it was a matter of one person (Michael) from start to finish on the same deal at the same bank without the hassles. Also your front office staff (Annette) in both phone and written communication had been very prompt and professional regarding any queries we had.
We look forward to future dealings with Smartline and will gladly recommend Smartline to anyone who requires finance. Thanks again for a job extremely well done.

The whole loan process was a learning curve for both Smartline and ourselves – we had many barriers, but managed to overcome all with a minimum of fuss – in fact no fuss at all.  Everything was handled with a Professional yet relaxed attitude and advice.  We were always able to just ‘drop in’ at no notice and were dealt with immediately.

Michael provided us with the most stress-free option to set up a home loan – leaving it up to him.
We were thoroughly informed about our options and choices and given comparisons so that we could make an informed decision as to which lender was best suited to us.
Michael answered all of my questions, and there were many, as simplistic or complex as they were.  He bent over backwards to be available to us whenever we needed his service, dropping by our home to finalise documents, sign paperwork etc.
The whole process was simple and painless.  Not having to deal directly with a bank is always plus for us, so this was definitely the best solution for our situation.
Can’t rave enough about the service, very highly recommend Michael to anyone who is refinancing their loan or applying for the first time.  A great bloke, knows his stuff and is extremely efficient and professional.

Jason understood our financial predicament.  He knew exactly what we were looking for so as in the short term we could secure a loan to enable us to purchase a property here in Cairns whilst still being financially committed elsewhere.
Jason understood our ‘vision’.  Jason helped us when our existing financial lender wouldn’t. 
Jason was able to secure us a loan which offers a better (lower) interest rate, than what we already had with a major bank, and in the process refinanced our existing loan.

I would just like to thank you for making the process of buying my first home so effortless for me.  From when I first walked in the door at Smartline, you and your staff were so professional, there was never any pressure on me to do anything I was not sure of.  Everything was explained up front and in plain English which was easy to understand.  If ever I rang with a question or something that I did not understand, if you were not available at the time you always got back to me within the hour or when Annette said you would.
What I liked the most was the fact that you were on top of all changes that were happening in the industry and it made me feel very relaxed that you were looking after my mortgage.  Your support staff e.g. Annette, was fantastic.  When settlement on the property was fast approaching and I was getting nervous that all would not go though on time (e.g. Solicitors and Banks) she told me that was her job, and she would look after it all for me, which put me at ease straight away.  It is like when you think you have a huge problem and someone comes along and says I’ll take that off you.  The relief I felt knowing that she was looking after that side was great.
I would never have a problem recommending you and your staff to anyone.  It is totally professional and thank you, I’m sure I have the best home loan solution that was tailored for me.

I approached Smartline when my regular bank turned me down for finance even though I had banked with them for years - had a good track record and a good deposit. I was now a single parent!

Dealing with yourself and Smartline in general was always a pleasant experience and I found that both yourself and other staff were always helpful, friendly and patient, even when I am sure my questions must have seemed quite basic or obscure at times. In particular Jason I found that you went not only the extra mile but well past that! I remember a day where your wife and yourself were bringing your new baby home from hospital and you were technically 'off duty', but still attended a meeting at your office so that an opportunity to meet face to face instead of communicate over the phone was not missed. I appreciate this time and effort at such an important time for you, and it seems to speak volumes about how you are always aware of the customers needs.
You were one of the few mortgage brokers who were prepared to travel to Innisfail and after hours as well!  By doing this you enabled me to feel like I was dealing with a real person rather than a semi automated or 'mass produced' system. You were also creative in not only finding the best mortgage for me but you also had quite an eye for detail as I went through the various stages of purchase.
In summary, I would not only recommend yourself and your organisation, but I would go as far as to tell other potential customers that they would be wise to save themselves valuable time and confusion and engage your services from the very start. I found that because of the great service that I received I was never in doubt and wondering if I was in fact getting the best mortgage, service and information for me. Are you after the best professional service from your mortgage broker, well Michael Dudink is definitely the man you need to see.
I am a very demanding person and expect the best. When I first contacted Michael he was available to come to us as soon as we required him. Michael is determined to come up with the best product for your situation and doesn't consider his commission whilst doing this unlike some mortgage brokers. Michael approached us with several alternatives and showed us the pros and cons of each and as a team we decided which product would be best.
Nothing was ever a problem and he was always there with a smile. Michael was always easy to contact and if he wasn't available it didn't take long for him to return my phone calls. Michael is very easy to talk to and explains things in a simple to understand language without using the usual jargon that gets thrown at you when dealing with the Banks. The service that we received from Michael was of excellent quality and he was very genuine which is hard to find in today's society.
I have never known a home loan application to run so smoothly. Usually when dealing with a Bank direct you are so stressed by the end that you are ready to forget the whole thing.I can remember when my home loan documents arrived I contacted Michael and he was out the next day to give me  a hand. Michael makes everything seem so easy and simple that you end up wondering why things were so difficult when dealing with the Bank direct.

My wife and I have much pleasure in highly recommending Jason Thomson of SMARTLINE Home Loans.
From the outset of our initial enquiry to completion of the refinancing/loan process Jason was forthright, honest and professional in his approach. To our many and varied questions where he had no immediate answer, he was very quick in finding out and getting back to us with the replies.

I have no hesitation in highly recommending Jason Thomson if you are looking at financing or refinancing. If you think that financiers are all the same with the same deals... Well...you obviously haven't met Jason Thomson of SMARTLINE.
I met Jason 3 years ago when I lived in Brisbane and was buying some investment properties. Jason was genuinely interested in our needs and the direction we sought to pursue. Jason also stood out from the crowd, as he understood the complexity of owning several properties with taxation benefits, offsets and how a percent here and there or fees and hidden charges can really add up and cost you.
