Non conforming loan for immigrants

Non conforming loan for immigrants, Rufus and Louise

Rufus and Louise

Having more than a 50 per cent deposit didn’t help Rufus and Louise Pilpel when in the market to buy their dream home on the NSW mid-north coast.

Australian Louise had been away from Australia for more than 10 years, and her English husband Rufus had no financial history in Australia. The banks saw this as a problem. Even a long history of successfully running their own landscaping business didn’t help.

When the Pilpels hit Australian shores, “The shutters on most banks and mortgage brokers kept coming down as we were just too hard,” said Rufus. “I had run my landscaping business for 20 years in south west England, however, because we didn’t have an employment and savings history in Australia the banks wouldn’t look at us."

“I’d given up and said to Louise we should get jobs and rent for 12 months to meet the criteria of the banks. But my wife is persistent and she contacted a number of mortgage originators to seek assistance,” said Rufus.

The Pilpels came across Terri Unwin from Smartline. “Terri was up against the same problems and encountered the same rejections but she succeeded where the others failed. She worked tirelessly to get our loan, she didn’t give up, she went to a variety of banks and lenders and finally secured our loan,” said Rufus.

Louise, Rufus and their two young children are now the proud residents of three-bedroom hideaway on a five acre property amongst the bush and rainforests just 800 metres from the beach.
