No matter what type of home loan you're applying for, it's important to remember there are certain documents you'll need when approaching a lender or mortgage broker.

These will help ensure the product you sign up for is right for your needs and that everything is being processed in the right way to prevent any problems from arising further down the line.

Identify yourself

First and foremost, it's important to have identification documents with you when you arrive for your appointment. A passport and driving licence are essential, as this will help the mortgage lender ascertain you are who you say you are.

Regular employees

You'll also need to prove how much you are getting paid through your job. This means taking with you two consecutive pay slips that show your earnings to date – and they mustn't be more than four weeks old.

Not only this, as a regular employee your manager will need to provide a letter confirming exactly what your salary is. This should be presented alongside your last group certificate and tax assessment notice.

Financial information

When applying for a home loan, make sure you have six months of savings statements with you, as well as a copy of the contract for the sale or land or offer and acceptance. 

It's also a good idea to have a copy of your latest credit card and loan statements, as this can help your lender assess the feasibility of your loan.

Self-employed home loans

If you're applying for a home loan for the self-employed, there are more documents you will need to add to the list.

A lender will want to see the last two years' personal income tax returns and co tax returns and accounts. This is in addition to your most recent tax assessment notice.
