A benchmark Erina house sale.

This is a really interesting #Erina house sale. $1,285,000 for a 4brm 3bth 2gar house on a 1,079 m2 block is a terrific result for the suburb.

The agent, Cameron Clayton from RaineandHorne Terrigal-Avoca has achieved an impressive result here.

The property last sold as vacant land back in October 2011 (7 years ago) for $265,000. In July 2012 two DAs were submitted. One for the build which was described as a 436m2 construction at $485K. The other DA was for a pool at a stated cost of $40K

Now looking at this house, I would think the build cost (incl landscaping) was probably way more than $600,000. Even so, there is a substantial capital gain going on here.
