It was Christmas Eve 2015 and Elly Marie and her husband Nic were busy with their new baby and planning their upcoming wedding in February. On a whim, they decided to put an offer on a unit – another investment property – which they didn’t think would be accepted. It was.
With no finance preapproval, and the holidays upon them, they needed help quick smart.
“The banks had become tighter with lending criteria so our borrowing capability was less than we thought,” says Elly. “It was also a short settlement of 45 days, but we got a great price so we wanted to do it.”
A friend gave them the phone number of Smartline adviser Deb Smith. With the settlement date looming, Deb came to see them on Boxing Day to get the ball rolling straight away.
It was decided to bring all their property loans together to get the best deal. It was still going to be very tight, however, with the couple very close to being maxed out in terms of lending and servicing. Deb had to arrange new valuations when the previous ones left them short $80,000, including finding a new valuation company to work with.
“It was a stressful time, but we had total confidence in Deb, and believed it would work out in the end,” says Elly.
“Deb did everything she could to get us there, including emailing us forms at 9pm at night, taking documents to the ANZ lending centre on a Saturday morning and contacting us just about every day to keep us in the loop. She was direct and honest if something wasn’t going to work, but she didn’t give up trying to get it over the line – she certainly went above and beyond.
“It was purely because of Deb that we got the loan approved – eventually the finance went through with just hours to spare on the same day as settlement.”
Elly says they could have stayed with their previous lender at ANZ. “Our relationship manager there was fine,” Elly says. “But Deb just really ‘wowed’ us with how much she knew, and her personal ownership of everything and the fact that she was willing to work out of hours.”
Deb remains Elly and Nic’s advisor: “The other day we received an offer from Commbank and we went straight to Deb to ask how it compared and she got right onto it.”
“We’d like to upsize our home in the next few years, although Deb suggested perhaps we should sit tight for the moment and not buy any more properties just yet!”
